My notes: This unit is 3 flights up, no elevator. From the front entrance, there didn't seem to be an obvious space to leave a stroller inside, but from the back entrance, as soon as you step inside there is a door to the storage room, and I saw multiple strollers stored in there. There seemed to be a lot of space and the strollers weren't even folded up. The front entrance stairs are nice and wide, while the back entrance stairs seemed steep and narrow. It's rental parking, currently at $200/month. The building is like a "U" shape, with a landscaped courtyard and paths inside the U. (Not a lot of grass; it was mostly other landscaping, like shrubs, trees, and flowers.) The building is around the corner from the Pierce School Playground though.

My notes: The ground floor is commercial/office space. This unit is two flights up, no elevator so I asked what families do with strollers, and the listing agent said people leave them downstairs, and indeed when I left, I saw an umbrella stroller parked by the stairwell. There is storage in basement. Parking is rental nearby at $175/month. There is currently 1 bathroom, but the listing agent suggested that the closet in the central hallway opposite the second bedroom could be converted into a half (or a compact 3/4) bathroom. No outdoor space, but this building is basically next to the Devotion Playground.

My notes: This 3rd floor walkup is a beautiful unit with many desired features, such as parking and central air. At $778/sqft, the list price is higher than I would have expected. On the other hand, at the moment there are not many other 3-bed/2-bath units on the market by this prime location.

My notes: If you're looking for a 3-bedroom on a budget, check this out. The building is just off Beacon St. This is a first floor unit, and the floor plan is...unique. The kitchen has an older stove and an unusual layout with the fridge in the pantry. Parking not included. There is a bonus room that could be used as a small office or exercise room. It has a few idiosyncrasies but also lots of charm.

My notes: This unit occupies the top two floors of the house. It has a flexible floor plan and could be configured to have 4-6 bedrooms. The second level is a finished attic space, and with bedrooms and 2 full bathrooms adds a lot of living space to the unit. The washer/dryer is on the second level as well. With the two floors, this does feel like a single-family home in the midst of Brookline Village.

My notes: This was sold last summer for $1,080,000, and has since been completely renovated. It no longer has original details like the stain glass and woodwork, but it is gorgeously redone with an open floor plan and modern finishes. In addition to the abundance of indoor space, there is a grassy back yard. The house is on a dead end street that you enter from Brainerd Rd in Allston (by Boston Sports Club), and all but a couple of the houses on this short street are actually in Allston. Did this rehab add over $1.6M in value? We will see. Already the price dropped from $2.8 M to $2.7 M.

My notes: This is a duplex on the top floor of a managed condominium building. The unit has roof access, with views of the Boston skyline. It is heated and cooled with an electric heat pump, which in some cases is great and can be very efficient, and in others can be noisy and expensive. The description says there are new insulated windows and sliding door, which can help conserve energy. Out of curiosity, I called Eversource (800-592-2000) to get the historical electricity usage for this unit. They told me that in 2014 they used ~2000 kilowatts/month, which reduced to ~1700 kw/month in 2015, and ~1000 kw/month this year. (That reduction could be consistent with new windows, and/or with a milder winter, and/or with people not being home.) Their 12-month average bill is $216, the high was $357, and the low was $140.

My notes: In a lovely building on Summit Hill. The back windows and deck get a lot of light with their south/south-west exposure. The two-car tandem garage is rather large, and there is also an extra storage space. The unit has an open floor plan with dining room, living room, family room, and an office cluster. The kitchen was designed by a kitchen designer, and you can tell that a lot of thought went into it: there is an appliance garage, quiet close drawers, specially shaped corner drawers to make use of the space, and a wood-paneled refrigerator. The list price ($1.2M) and condo fee ($615/month) are on the higher side, even for luxury 2-bedrooms, which might explain the 40 days on market.

There is a washer/dryer in the closet in the master bedroom, which is in addition to the common washer/dryer in the basement. This unit has a private storage area and another room in the basement as well, which is not counted in the square footage. Close to Washington Square. The deck and roof are described as "older".

My notes: This is off of Corey Road, on the Brookline side. In back there is a yard, a deck, parking, and a separate guest cottage! Inside there were three levels and so many full bathrooms that no one who lives there will ever have an excuse to be late in the morning. The kitchen and bathrooms looked recently and well finished. Lots of light.

My notes: I actually visited this one several weeks ago before it came on market. Lots of space inside, and a nice backyard. On a quiet street off of Harvard St across from the Stop & Shop. Some settling in the house; the stairs had quite a slant. I was informed that this was originally built as a boarding house, which accounts for the many rooms and layout. On the first floor is the kitchen, living room, and dining room. Bedrooms on the second level, and a few more rooms on the third level.
