My notes: Despite being unit #2, this is actually the first floor of the house. The dining room is right in the center as you walk in, and with (non-moving) French doors making up two of the walls. Looking at the floor plan, perhaps that used to be a large front hall, and they partitioned it to make the dining room. There is garage parking.

My notes: The Warwick is a building with 3 units on the market now. This one-bedroom unit is one floor up in an elevator building. Spacious feeling for a one-bedroom. Updated galley kitchen. This is a pet friendly building and a great central location. If you live here you don't need a car, which is good because there is no parking.

My notes: In one of Brookline's preservation districts, this is a real treasure, filled with gorgeous woodwork, stained glass, and many original brass door knobs. There are many updates as well, including central air and a modern kitchen. This house is also very spacious, and you almost need a map the first time through. The backyard and off street parking make this an exceptional house that the homeowners are sure to treasure.

My notes: This must have been a challenging unit to price. It has a deeded parking spot, central air, a great Coolidge Corner location, and three bedrooms. It had an interesting floor plan though, and overall had the feel of a finished attic space with slanted ceilings, even though there is an attic above, and was on the darker side. According to the master deed it has 1,600 square feet, but the public record only reports 1,200; I would suspect the difference is in how you count floor space under the slanted ceilings.

My notes: Part of what makes this unit special is that it looks out directly on the Minot Rose Garden. Also, it has an assigned parking spot in the parking lot courtyard of the complex, steps from the kitchen entrance. This unit has a lot of square footage overall, especially for a 2-bedroom. On the ground level is the living room, a small dining room, and kitchen. Upstairs are two bedrooms, one of which is smaller. Downstairs in the partially finished basement is a family/bonus room, which could also be used as a guest room, and a storage room. The condo fee is on the higher side at $731, but it does include heat and hot water.

My notes: What views from the balcony of this 9th floor unit! Great location. Apparently this building does not allow pets at all. Some of the kitchen appliances in this unit are very old, especially the oven. From the looks of it, it might be the original from when the building was built in 1968.

My notes: Great location, nice unit. Unit 3 is one flight up. I ran into a nanny who works in the building, and I asked her what people in the building do with strollers; she said that two units currently leave strollers downstairs beside the stairwell and it's not a problem. There is storage in the basement. Parking is rental, currently at $200/month. The previous owner performed a lead test in 2004, and it tested positive, so if there will be children under the age of 6 living here you are required by Massachusetts state law to delead it. Bedroom 3 felt small (~77 sqft), has no closet, and is in front on the opposite end of the apartment, so you might think of this as a 2-bedroom with a bonus room, or as a small 3-bedroom.

My notes: This unit is one flight up to the first level, and then there are two levels inside, with bedrooms on the upper level. It's a gorgeous unit with central air, and 3 assigned parking spots included. There is a pull down attic with additional finished space. Possibly you could figure out a way to connect it better to the unit. This is the only unit in the building with regular stairs inside, as apparently the other units reportedly all have spiral staircases. (Not relevant, but I thought it was interesting.) For outdoor space, there are three balconies. Also, it's very close to Waldstein Playground. Regent Circle is a private way off of Beacon St on the inbound side.

My notes: This unit is 3 flights up, no elevator. From the front entrance, there didn't seem to be an obvious space to leave a stroller inside, but from the back entrance, as soon as you step inside there is a door to the storage room, and I saw multiple strollers stored in there. There seemed to be a lot of space and the strollers weren't even folded up. The front entrance stairs are nice and wide, while the back entrance stairs seemed steep and narrow. It's rental parking, currently at $200/month. The building is like a "U" shape, with a landscaped courtyard and paths inside the U. (Not a lot of grass; it was mostly other landscaping, like shrubs, trees, and flowers.) The building is around the corner from the Pierce School Playground though.

My notes: The ground floor is commercial/office space. This unit is two flights up, no elevator so I asked what families do with strollers, and the listing agent said people leave them downstairs, and indeed when I left, I saw an umbrella stroller parked by the stairwell. There is storage in basement. Parking is rental nearby at $175/month. There is currently 1 bathroom, but the listing agent suggested that the closet in the central hallway opposite the second bedroom could be converted into a half (or a compact 3/4) bathroom. No outdoor space, but this building is basically next to the Devotion Playground.

My notes: If you're looking for a 3-bedroom on a budget, check this out. The building is just off Beacon St. This is a first floor unit, and the floor plan is...unique. The kitchen has an older stove and an unusual layout with the fridge in the pantry. Parking not included. There is a bonus room that could be used as a small office or exercise room. It has a few idiosyncrasies but also lots of charm.

My notes: This unit occupies the top two floors of the house. It has a flexible floor plan and could be configured to have 4-6 bedrooms. With the two floors, this does feel like a single-family home in the midst of Brookline Village.

My notes: This was sold last summer for $1,080,000, and has since been completely renovated. It no longer has original details like the stain glass and woodwork, but it is gorgeously redone with an open floor plan and modern finishes. In addition to the abundance of indoor space, there is a grassy back yard. The house is on a dead end street that you enter from Brainerd Rd in Allston (by Boston Sports Club), and all but a couple of the houses on this short street are actually in Allston. Did this rehab add over $1.6M in value? We will see. Already the price dropped from $2.8 M to $2.7 M.

(Unit owners also have the option to pay their share upfront instead). My notes: This is a duplex on the top floor of a managed condominium building. The unit has roof access, with views of the Boston skyline. It is heated and cooled with an electric heat pump, which in some cases is great and can be very efficient, and in others can be noisy and expensive. The description says there are new insulated windows and sliding door, which can help conserve energy. Out of curiosity, I called Eversource (800-592-2000) to get the historical electricity usage for this unit. They told me that in 2014 they used ~2000 kilowatts/month, which reduced to ~1700 kw/month in 2015, and ~1000 kw/month this year. (That reduction could be consistent with new windows, and/or with a milder winter, and/or with people not being home.) Their 12-month average bill is $216, the high was $357, and the low was $140.
